Terms of Service

1. Who we are

ListWatcher (listwatcher.org and the Telegram bot @listwatcherbot) is run by Dmitriy Shirochenko, a private individual based in Spain ("we", "us"). Contact: support@listwatcher.org.

By creating an account you agree to these Terms. Our Privacy Policy explains how we handle your data.

2. What ListWatcher does

ListWatcher regularly checks an Idealista search you choose and sends new listings to your Telegram. For the first 3 days we check every 10 minutes, and then every hour; you can switch back to 10-minute checks in Filter settings. The "Ask AI" button gives an automatic summary of a listing. The service is currently free.

ListWatcher is not affiliated with or endorsed by Idealista. Listings belong to their advertisers and to Idealista. We show a short summary and a link back to the original listing on Idealista.

3. What we can't promise

We work hard to send every new listing quickly, but we depend on Idealista, Telegram and other providers. Alerts may be delayed or missed, and listing details may be wrong or out of date. Always check the listing on Idealista before acting on it.

We are not a real estate agent and are not part of any rental or sale.

4. AI answers

"Ask AI" answers are generated automatically and can be wrong or incomplete. They are not legal, financial or professional advice.

5. Your account

• You must be at least 18.
• Give a real email address you can access.
• Keep your password safe.
• An account is for one person. You can connect up to 5 Telegram chats to it, for example a partner's.

6. Fair use

Please don't:

• misuse the service, for example by overloading it, using it to collect data in bulk, or reselling alerts;
• try to break into our systems or other users' accounts;
• use the service for anything unlawful.

If you break these rules, we may suspend or close your account. We will tell you why unless the law prevents it.

7. Changes, pausing and ending the service

You can pause alerts at any time, or ask us to delete your account (see the Privacy Policy).

We may change or improve the service. If we plan to stop it, or make a change that significantly affects you, we will tell you by email at least 30 days in advance where we reasonably can.

8. Liability

The service is free and provided as it is.

We are liable without limitation:

• for damage caused intentionally or through gross negligence;
• for death or personal injury;
• wherever liability can't be limited by law.

Nothing in these Terms limits your mandatory rights as a consumer. Beyond that, and as far as the law allows, we are not liable for missed or late alerts, inaccurate listing information, or decisions you make based on alerts.

9. Changes to these Terms

If we change these Terms in a way that matters, we will email you at least 30 days before the new version applies. If you don't agree, you can close your account before then. If you keep using ListWatcher after that date, the new Terms apply.

10. Applicable law

These Terms are governed by Spanish law. If you are a consumer living in the EU, you also keep the protection of the mandatory laws of your country and can bring claims in your local courts.
